Here at the Black Bull Caravan Park we have two lovely holiday home areas that our customers can enjoy, and due to popular demand we have extended our lodge area by five more pitches. Take a look at our competitive ground rent rates and sale prices. Visit your holiday home whenever you like from 1st March to 1st January each year (10-month season).

- 2025 annual ground rent is £3,075 excluding utility bills (electric, gas, water) which are metered and charged based on consumption

We know over the years some holiday parks have given our industry a tainted name, by hiking up prices and offering low prices for buying back holiday homes. We always offer transparency and fees in line with inflation and market values to ensure fair prices.
The holiday homes in our lodge area are also finished to a residential standard, meaning they’re packed with added extras and a high-end finish. They really are a dream home from home.

Holiday Home Sales FAQs
The current year’s fees start from £3,075 which covers the ground rent and pitch maintenance. Each year they increase with inflation. Please be aware of sites that price hike their fees unexpectedly and without notice
Yes, There are lots of amazing holiday homes to choose from. You can add and select extras that suit your needs. It just needs to be the right size for the pitch and relevant colour if within our lodge area
We know that purchasing a holiday home is a big decision. We therefore feel our customers should have as much choice as possible, so we work closely with our trusted show-ground suppliers (Bridlington and Driffield). It’s a fun day out and this way customers can have a good look around all different styles and types of holiday homes to ensure it works for them. We will always strive to find deals and great prices for our customers and are happy to quote for many different holiday homes for all budget types without obligation to purchase
- We have many customers that sell their holiday homes for various reasons and the process is easy. The customer informs the park and alongside third party quotes and market values we assess the holiday home to offer a fair price to purchase it from you.
- We have many great testimonials from previous customers that have sold their holiday homes as we offer fair prices. We always recommend doing your research into parks as some holiday parks do not follow this process and offer very low, unreasonable pricing if you wish to sell
- Another option is to remove the holiday home from the park to sell it offsite. We arrange this process also for you to make things as easy as possible
We open from 1st March – 1st January each year and in this time you can use your holiday home as much as you wish. It cannot however be your main residence.
Generally a new holiday home will come with two years manufacturer and build warranty. Appliances have their own warranty dates that will need to be registered. Within this two year period, the customer reports anything to the park and we will manage the process and maintenance
